As a homeowner, it is extremely worrying when trying to find a building Contractor to assist in the creation/adaption of your home improvements or new build project. For this reason, we have designed a way to protect our Client from the hassle and difficulties of this task. The below is what we offer for homeowners that wish for their project to be completed and do not wish to deal with the builder:

  1. We request several Architects to provide our clients with their portfolios and fee proposals.
  2. Once an Architect is instructed, we assist in the design element of the project to make sure the Client’s target budget is not being exceeded by Architects’ design inspirations.
  3. Once planning has been achieved from the local authority, we will assist the Architect in the specification of products to incorporate into the Construction Drawings. Again, this is a vital stage in maintaining the overall project budget.
  4. We appoint all other relevant consultants that will be required for the duration of the project.
  5. Once the Construction Drawing has been approved, we will create a detailed Tender Pack ready for submission to pre-qualified construction professionals. The tender pack normally consists of:
    • Tender Invitation Letter
    • Schedule of Works Document (SoW)
    • Specification & Quality of Materials Document
  6. Once we receive a response from all the Contractors, we will review all their quotations and carry out a detailed cost comparison exercise to identify which Contractor has provided the best value for the money.
  7. We will then issue a Construction Contract to the successful Contractor and administer the Contract through to completion. As part of our administration process, we normally carry out the following services:
    • Weekly site visits and progress meetings with the Contractor.
    • Weekly update reports to the Client with photos to show our Client’s progress.
    • Valuation inspections and certification.
    • Variation protection from Contractors potentially trying to increase project costs.
    • Inspection of the quality of materials that are being installed.
    • Inspection of the finishing and detailed testing of all Plumbing, Heating, Electrical items that have been installed.
    • Snagging lists of all item/areas the fall short of our high finishing standards.
    • Completion Certificate.
    • Retention release inspection and release of retention certificate.
